Witness the beautiful gateway of Espinas Royal

The design of Espinas Royal Hotel, as the first hotel with modern Iranian-Islamic architecture in accordance with advanced global standards, considering the extraordinary view of the Velenjak area to the city of Tehran and the Alborz Mountains, as well as excellent access from Daneshjoo Boulevard to highways and away from the congestion and pollution of the city center, is underway on an area of 8900 square meters in this area. This complex consists of two main residential and exhibition sections and handicrafts, which despite the structural separation of uses, interact proportionally with each other and can serve users well and without interference. The exhibition section includes four floors with access from the south (Daneshjoo Boulevard), the residential section with access from the north (Alborz Street), and the support section with secondary access from the west (Alaleh Street) are separated from each other. Espinas Royal is a national project derived from Islamic design and belongs to the dear people of Iran. This hotel includes 1200 parking spaces with a taxi station inside the complex.

Residential Facilities
The residential section of the hotel includes 954 rooms, including a combination of rooms and apartment services in 2 30-story towers. One of the towers is dedicated to short-term stays (hotel) and the other to long-term stays with hotel services (apartment service). Two 5-story bridges connect the two towers, with these floors featuring areas with natural light and interior green spaces to create a different experience of space for users. Spacious green terraces are provided on the roof of each of these bridges for public use. Also, one floor of the first bridge (7th floor) is entirely dedicated to mechanical and electrical installation spaces and hotel support. The ground, twelfth, and twenty-third floors are dedicated to hotel service spaces. In the ground floor, there are the lobby, reception, lounge, café shops, and elevator lobbies, on the twelfth floor, there are restaurants and spacious green terraces, and on the twenty-third floor, there are sports facilities (including swimming pool and spa and separate gymnasiums for men and women). The services of these floors are also accessible to visitors indirectly through access to the commercial section. Also, the green roofs of the towers with unique views and hotel services are accessible to the general public.
Health Centers and Recreational Facilities
Different floors of the exhibition section of the project (2nd to 5th) are connected by an escalator, and access between them is provided by elevators and escalators. On floors (2nd to 4th), 41 exhibition showrooms with areas ranging from 120 to 600 square meters are provided. The total useful exhibition area is 15500 square meters. On the first floor, between the exhibition and residential sections, one floor is completely dedicated to conference halls, ceremony halls for special occasions, and meeting rooms. The users of this floor can provide services to both the residential and exhibition sections if necessary. Also, for servicing visitors, 6 parking floors with a capacity of 942 units have been considered. In these floors, in addition to parking and access ramps, hotel and commercial support spaces, installation spaces, car wash and car services, warehouses separate from parking spaces, truck-loading docks, cargo elevators, garbage rooms, etc. will be provided.
